Minor stucco repairs, removal and replacement of sheathing/framing along with adjacent shingle roof sections, minor interior repairs, minor exterior painting where stucco was repaired. 3rd Story Balconies (Units 2–4) · Remove parapet wall assemblies at both the interior/exterior faces, including scuppers, stucco, WRB and all damaged sheathing/framing. · Remove and store balcony railing for reuse. · Remove and store adjacent roof gutters for reuse. · Remove approximately 3–4 LF of adjacent asphalt shingle roof assemblies, including flashing, underlayment and damaged sheathing/framing. · During removal, all damaged sheathing/framing should be removed entirely. Including removal and replacement of portions of the balcony waterproofing system that may be necessary. · Repair any damaged interior finishes to match existing, including the damaged ceiling gypsum board at Unit 4. · Reinstall asphalt shingle roof assemblies, ensuring proper integration with parapet walls and flashed in accordance with FRC. · Reinstall stucco and scuppers at parapet walls, ensure WRB is wrapped over top of walls and integrated properly. · Install coping at parapet walls. 2nd Story Balconies (Units 1, 5–7) · Create access hole within garage ceiling beneath balconies to assess condition of sheathing and framing. · Remove and store balcony railing/screen if applicable. · Remove exterior wall assemblies at balcony edges, corners, and adjacent walls including stucco, WRB and all damaged sheathing/framing. · Remove 6 inches of stucco cladding below termination of wood framing into CMU. · Remove 1 foot of stucco cladding at exterior walls past balcony edges. · Remove balcony edge flashing and enough balcony waterproofing coating to allow reintegration. · Remove all damaged sheathing/framing entirely. · Repair any damaged interior finishes to match existing. · Reinstall stucco at balcony edges/columns and WRB continuously around edges. · Reinstall balcony waterproofing and edge flashing. Ensure proper integration.

The project consists of the interior demolition and minor associated renovations of an existing tenant space located within International Plaza Mall, Space 125B, Tampa, Florida. The space was formerly part of the Express tenant space and will be converted to a temporary shell condition pending a future tenant build-out. The scope of work includes demolition of existing interior partitions, finishes, ceilings, lighting and power systems, storefront system, and tenant signage. Work shall generally include the following: Demolish existing interior walls, ceilings, fixtures, and finishes within the existing demising wall boundaries of Space 125B. Remove the existing tenant storefront system and signage and provide temporary closure as indicated on the drawings. Modify the existing fire sprinkler system as required to accommodate the new exposed ceiling shell condition throughout the space. Demolish existing tenant plumbing systems and fixtures and provide capped utility connections at the rear of the space for future tenant use. The existing plumbing fixture count will be reduced from four (4) fixtures to zero (0). Abandoned plumbing located above the space and associated with previous food court tenants shall also be removed or properly abandoned where accessible during demolition. Demolish the existing tenant mechanical distribution system back to the existing VAV systems and leave building HVAC connections as indicated for the temporary shell condition and future tenant build-out. Completely demolish the existing tenant electrical distribution, lighting, and power systems. Provide a new electrical service and panel(s) at the rear of the space for future tenant build-out as indicated on the electrical drawings. No tenant occupancy is proposed as part of this permit. The completed space will remain in a temporary unoccupied shell condition until construction of a future tenant improvement under a separate permit.

FULL INTERIOR TENTANT IMPROVEMENTS ON EXISTING CORE AND SHELL BUILDING BY THE LANDLORD. SLAB OPENINGS FOR NEW ELEVATOR, DUMBWAITER AND STAIRS. NEW FLOOR FINISHES, WALL FINISHES AND GWB CEILINGS. FURNITURE, FIXTURES AND EQUIPMENT. EXISTING WINDOWS TO REMAIN. FACADE, LANDSCAPING AND ROOFING OUT OF SCOPE OF WORK.

Repair or replace any damage flooring, flooring tiles, frame wall, bathroom plumbing and fixtures, ceiling tiles and sheet rock. Replace existing cooler with new model. Owner selected model subject to change per specifications.
